Why guano is dealt with separately

Getting the colony out and cleaning up after it are two different jobs. A colony that has been in an attic for several seasons leaves an accumulation that soaks into insulation, holds odor, and stains through ceiling drywall. Removing the bats stops the problem getting worse but does not undo what is already there.

In Florida's humidity the deposits stay damp longer than they would in a dry climate, which keeps odor active and makes the material harder to remove cleanly once it has bonded to joists and batt insulation.

What the work covers

Contaminated insulation is bagged and removed, the affected cavity is cleaned and treated, and the space is deodorized. Where droppings have soaked into structural timber the surface is treated rather than simply covered. Insulation is then replaced so the attic returns to its intended R value.

Work is carried out in protective equipment with the space isolated from the living area below, because disturbed dry guano puts particulate into the air.
